| VALENTINA POLICIES AND PROCEDURES |

| RATES: Summer rates are effective Memorial Weekend thru the day after Labor Day in Sept. as well as holidays, which are the week before and after Easter, Memorial Day week, Thanksgiving week, Christmas week, and New Years week. “Special Events” in Pismo Beach are also considered “Holidays”(i.e. St. Anthony Celebration, Jubilee by the Sea, Veteran’s Day weekend, President’s Day weekend, etc)”, and require a 3-day minimum. Rates do not include tax, booking fee, and security deposit. |

| PETS: No pets are allowed. Due to the great year round weather in Pismo, fleas love to live here. If you bring an animal, your entire security deposit will be forfeited. |

| SMOKING: We do NOT have smoking units. Smoking in the unit will lead to automatic forfeiture of security deposit. If evidence of smoking is discovered, i.e., cigarette butts, cigars, marijuana, etc., the tenant will be charged whatever fee is necessary to alleviate the odor in and around the unit. |

CLEANING FEES: Non-refundable cleaning fees are charged for each unit and vary according to size number of bedrooms etc. You should expect a clean, stocked unit upon your arrival. If anything is amiss, please call the office immediately. The cleaning fees are subject to the number of occupants.

| RESERVATIONS: Tentative reservations may be made on the phone and require a deposit to hold to the due date, the full amount of the rent plus cleaning, the Transient Occupancy tax, and non-refundable reservation fee due 30 days prior to the arrival date, unless the reservation is made within 30 days of arrival. In that event, the total amount is due on booking, or upon arrival, whichever is sooner. The security deposit is retained as a deposit and is not credited toward the rent. It is refunded less any damage/excessive cleaning costs(not covered by the cleaning fee) no later than 21 days in accordance with CA Civil Code. We accept Visa and MasterCard. |

| CHECK IN: Check in time is 3:00 pm, in our office. If check in time will be later than 5:00pm, please follow the lock box instructions on page 3 of your rental agreement. |

| CHECK OUT: Keys are to be returned to the office by 11:00 am. Both sets of keys must be left in order to have your security deposit returned. Please check your personal belongings prior to leaving the building. There is a lost key charge of $25. |
|
| FURNISHINGS: All our properties are fully furnished and equipped. Cable TV, VCR’s/DVD’s, telephones are supplied. Please bring your own beach towels, blankets, and sand chairs. House inventory and linens are NOT to be taken to the beach. Please do not remove furnishings, linens, or kitchen items to another unit. Your deposit is subject to charge to return those items to their proper location. |

| OCCUPANCY: NO guests in excess of the number specified on the rental agreement shall occupy the property. Guests in excess to the number may result in: 1) Immediate eviction with loss of entire rent & deposit, 2) additional charge of $100.00 per day per person. |
|
| PARKING: All suites have either garage parking or off street parking. |
|
